WELCOME... thank you for stopping by our site... although we are planning on selling our place in Vermont, we don't want anyone to think we don't love it! There is so much opportunity here, but we have only been living here like a 'big house'... it seems such a waste of space and opportunity to let the place sit when someone with ambition could bring it to it's full potential. The building is up to code, has 1/2 new windows, has had new carpets, beds, equipment, everything you need is here. If you go to the PHOTOS pages you will see many of the items included in the sale.

HERE IS A LIST OF typical expenses for maintaining this property:

Electric $ 200-400 monthly depending on usage

STOVE gas in commercial kitchen will vary depending on usage, usually was 75-200 a month; the household type stoves are electric.

Water is a natural spring, gravity fed, so no cost other than filter and bulb change on the UV Filter system, about $ 200 yr.

TV & PHONE service your choice; DSL internet 40 month.

Town garbage free for your residential garbage, for business related garbage it is $ 30-40 to private company for a dumpster, dumped one to two times a month depending on usage.

HEAT- OIL - two units / 1 rooms & 1 for tavern / also seperate hot water heater.... usage of about 4,000 gallons per year, again depends on use and weather.

When snow is more than the jeep can handle, 30-40 per plow and / or sanding of lot and along sidewalk area.

If you run a business here, the health dept permits are about 200-300 a year total and the liquor license is about 600 a year.

Insurance will be dependent upon what you insure and for how much...

Septic system pumped about 350 each time, there is a 1000 gallon tank, so it will depend on your usage, we do it every other year.

PROPERTY TAXES vary each year and for the past 5 years have been anywhere between 2700 & 5200 dollars a year.

If you do room rentals the linen company delivers fresh linen weekly, and depending on usage your bill will be $ 30 - 80 a week.

There is a ride on mower to do your own lawn, which takes the best part of a day to do the yard nicely.

Few LEAFY trees so no issues with leaf removal.
